Home renovation, restoration and extension of a derelict Georgian property within the Putney conservation area. The property presented significant challenges from the outset, including a dilapidated structure, extensive fungal growth, and the absence of essential utilities.

Planning permission within the constraints of a conservation area was a primary obstacle. This was further complicated by the imposition of Tree Preservation Orders (TPOs) on mature trees, necessitating a complete redesign of the external works once they were imposed on us half way through the build. Proactive engagement with the local authority was crucial in navigating these complexities and achieving a successful outcome for all.

The property’s derelict state demanded a holistic approach, encompassing structural repairs, damp proofing, and the removal of contaminated materials. The restoration phase focused on preserving the building’s original character, including intricate plasterwork, joinery, and architectural detailing. Contemporary interventions were carefully considered to complement the existing fabric, creating a harmonious blend of old and new.

The absence of essential utilities on site required significant coordination with utility companies to establish new connections. This process introduced delays but was essential for the project’s progression and ensuring its safe an useable future to all.

Despite these challenges, the project successfully transformed the property into a habitable and aesthetically pleasing residence. The sensitive integration of contemporary elements with the Georgian architecture has resulted in a building that respects its heritage while meeting the demands of modern living.
